The Science Behind Liquid Retention Membrane: How It Works

Liquid retention membranes have grown in popularity over the past 15 to 20 years, especially in the mid-Atlantic regions where our buildings are exposed to all four seasons. Liquid Retention Membrane Composition and Application

There are a variety of fluid-applied retention membranes, also referred to as monolithic membranes. You will find ones made up of elastomeric resins, water-based acrylics, urethane, solvent-based, silicone, and more. The Sikalastic 500 roof coating is a single-component system with low Volatile Organic Compounds (VOCs). This product is available in gray, tan, white, and a variety of custom colors.

A silicone liquid retention membrane can be applied over bitumen, concrete, EPDM, PVS, TPO, and metal roof surfaces. The existing membrane needs to be inspected for noticeable defects, such as improper slope to drains, loose or protruding fasteners, grease or oil-based residue, and compromised seams. Once remedied, the surface should be cleared of all debris. Roof penetrations, curbs, and parapets should be properly flashed and sealed.

Once the roof is repaired, cleaned, and has dried thoroughly, an appropriate primer can be applied, if needed and as recommended by the manufacturer. We allow the primer to dry and then the membrane can be either sprayed, rolled, or brushed on to form a monolithic, watertight seal. The application is straightforward, not time-consuming, and doesn’t require removal of the existing roof.
